Important things you need to know about Flood Insurance 

  • Flood insurance covers damage done to your home, business, and personal property. Flooding is when excess water is on land that is normally dry and affects two or more acres or two or more properties. What does this mean exactly?? Good question! Simple example: If it rains and the water rises and floods your house, you are covered by flood insurance. If a pipe breaks and floods your house, you are not covered by flood insurance! 

  • Flood insurance is recommended even if you are not in a flood zone.  1 out of 3 claims come from homes that are not in the 100 year flood plain. You will be surprised how inexpensive flood insurance can be for the coverage you pick. Some policies are as low as $300 a year. 

  • There is a standard waiting period of 30 days, so it is important to plan ahead and not wait until the weather tells you a hurricane is on it's way. If you are closing on a home and flood insurance is required by the lender you are exempt from the 30 day waiting period. Mortgage companies will escrow for flood if you are in a flood zone, however, if you purchase flood insurance voluntarily you will need to pay for the policy outside of closing and your mortgage company will not escrow for it. 

  • Elevation Certificates are surveys of your property that mark the insured properties elevation.
